How a hotel alert works
Pick the resort, your check-in and check-out dates, and who is travelling. Choose any room type, or one room type from Disney's list for that resort, such as a standard view room or a suite. You can also set a nightly price cap. We check several times an hour, day and night, and email you as soon as a check finds a room.
The email links to Disney's rates and rooms page for that resort. Enter your dates and party there, and book in your own Disney account. Email alerts are free, up to 3 at a time.
Only want it under a price? Set a nightly cap
Every hotel alert takes an optional price cap: the average room rate per night, before tax. With a cap set, we email you only when a room for your stay is at or under it. If a room opens above your cap, we keep checking. If its rate drops to your cap or lower, we email you then. Leave the cap empty to hear about every opening we see, at any price.
When cancelled rooms tend to reappear
Walt Disney World room-only reservations can be cancelled for a full refund until at least 8 days before arrival. If you cancel later, you lose the one-night deposit. Vacation packages can be cancelled for a refund until 30 days before arrival. After that, Disney charges a $200 fee per package. Very close to arrival the full price is lost: 1 day out at Walt Disney World, 3 days out at Disneyland. Your confirmation shows the exact terms for your booking.
At Walt Disney World, we expect cancelled rooms to come back in two bunches. The first is about 30 days before arrival, when package deadlines pass. The second is about 8 days before check-in, when room-only deadlines pass. Some rooms also come back at other times. We have not measured this yet.
Our hotel alerts record each reopening they catch, with how many days before check-in it appeared and the hour of day. Once we have at least 30 days and 30 reopenings, the block below shows measured shares.
Do sold-out Disney resorts release more rooms later?
Yes. Individual rooms come back when guests cancel or change dates. We expect this to bunch up near the deadlines above, but we have not measured it yet. Disney may also put back rooms it had set aside, for example for groups. It does not announce this, and we have not measured how often it happens.
Is a room that shows as sold out really gone?
Not always. Disney's site shows rooms for an exact stay, party size and room type. A stay can look sold out while a shorter stay or a different room type is open. If your dates can move, set one alert for each version. A Trip Pass allows up to 12 alerts at a time.
How far ahead is Disney selling rooms?
Disney announces the last bookable date when it opens a new block of dates, but it does not show a live figure. We check every morning how far ahead Disney's site still offers rooms at two large resorts on each coast. The daily history is on how far ahead you can book a Disney World hotel and a Disneyland hotel.

Deluxe and Villa rooms: the other door
When cash rooms at a Deluxe or Villa resort are gone, there is a second door: Disney Vacation Club villas rented from an owner through a points-rental broker. That inventory is separate from what we watch, and we do not track it. If the villa side of a resort is your real target, it is worth a look alongside your alert.

Is there a free Disney hotel availability alert?
Yes. MagicFinders email alerts are free, up to 3 at a time, for Walt Disney World and Disneyland Resort hotels, restaurants and events. We never ask for your Disney login.
Do you show room prices or a live availability grid?
Room prices, yes, in the alert itself. The email shows the average nightly rate we saw when we checked, before tax. For an any-room alert, that is the cheapest open room. We do not publish room prices or live availability on our pages.
Can I watch one specific room type?

Do you watch the Swan, Dolphin and Swan Reserve?
Yes, they are on our Walt Disney World list. Disney does not own these three hotels, but its booking site lists them.
Do you book the room for me or hold it?
No. We never hold, book, transfer or sell rooms or reservations, and we never ask for your Disney login. An alert is not a reservation. You book it yourself on Disney.
